Sherman Oaks ADU Rules 2026: What Owners Must Know

Sherman Oaks ADU rules changed again for 2026, and if you ar

What Is an ADU in Sherman Oaks, Exactly?

An ADU, or accessory dwelling unit, is a secondary home built on a property that already has a house on it. A backyard cottage, a converted garage, or an addition attached to the main house all qualify. Under the state’s updated 2026 rules, detached ADUs in Sherman Oaks can reach 1,200 square feet, and attached units can reach 1,000 square feet or half your home’s size, whichever is smaller.

That size cap is measured differently than it used to be. Per the California Department of Housing and Community Development’s ADU Handbook update from March 2026, the state standardized ADU size limits around interior livable space rather than looser gross-footprint math, which closes a loophole some builders were using to stretch past local caps. A junior ADU, the kind carved out of existing square footage inside your home, tops out at 500 square feet.

Why Sherman Oaks ADU Rules Matter Right Now

Sherman Oaks has 1.6 to 1.7 months of housing supply as of mid-2026, a genuinely undersupplied market with almost no vacant land left to build on. An ADU is one of the few remaining ways to add livable space or rental income to an established lot, and San Fernando Valley ADU rentals, including Sherman Oaks, are currently leasing for $2,000 to $3,200 a month, per Dwellito’s 2026 San Fernando Valley ADU data.

That is not a small number in a neighborhood where the median sale price sits at $1,345,547. A well-built ADU can cover a mortgage payment, house a parent or adult kid, or become the rental unit that makes a bigger purchase pencil out. It only works if you build to the rules that actually apply this year, not the ones your contractor last used in 2023.

The Income Case for an ADU on a Built-Out Lot

Sherman Oaks does not have a teardown-and-flip pipeline the way some newer Valley neighborhoods do. The lots are established, the setbacks are tight, and most homeowners who want more space are choosing between remodeling up or building back. An ADU sidesteps both. You keep the house you already have, and you add a second income stream or living space without touching your existing structure’s footprint. At $2,000 to $3,200 a month for a Valley ADU rental, a detached unit can offset a meaningful chunk of a mortgage inside a few years, long before you would break even on a full remodel. If you want the full picture of what makes this pocket of the Valley tick, I put it together in my Sherman Oaks neighborhood guide.

What Actually Changed in the 2026 Rules

If you pulled ADU plans before this year, three changes are worth knowing before you resubmit anything.

  • Size limits now measure interior space only. Per the state’s ADU Handbook update (HCD, March 2026), detached ADUs can reach 1,200 square feet and attached ADUs up to 1,000 square feet or 50 percent of the primary home, calculated on livable interior area rather than the looser gross-footprint rules some builders used to stretch.
  • The permit clock now runs against the city, not just you. Per DNM Architecture’s 2026 ADU regulation roundup, local agencies must determine whether an application is complete within 15 days of submission. Miss that window and the application is deemed complete automatically, which removes one of the classic stall tactics homeowners used to get stuck behind.
  • Junior ADU owner-occupancy rules loosened. Per GatherADU’s 2026 breakdown of AB 1154, a JADU with its own bathroom no longer requires the property owner to live on site. Only JADUs that share sanitation with the main house still carry that requirement.

The ADU Myth I Hear at Every Listing Appointment

Here is the one that gets me every time. A homeowner tells me they are building a she-shed with plumbing in the backyard and it is going to add six figures to their home value the day the inspector signs off. Cute theory. An ADU is not a slot machine. Appraisers and buyers care about build quality, permitting, and whether the unit actually functions as a legal rental or guest space, not whether it has a farmhouse sink and shiplap. I have watched a beautifully finished, fully permitted ADU add real value to a sale, and I have watched an unpermitted “guest house” turn into a six-week escrow delay while everyone scrambled for paperwork that never existed. Before you list, my guide to selling a home in Sherman Oaks covers the prep that actually moves the needle. The rules changed in your favor this year. Skipping them did not.

Sherman Oaks ADU FAQ

How big can an ADU be in Sherman Oaks in 2026?

Detached ADUs can reach 1,200 square feet of interior livable space, attached ADUs up to 1,000 square feet or 50 percent of your primary home, whichever is smaller, and junior ADUs carved from existing space cap at 500 square feet. These figures come from the state’s ADU Handbook update, HCD, March 2026.

Do I need to live on my property to build an ADU in Sherman Oaks?

No, for a standard ADU, California has not required owner-occupancy since 2020. For a junior ADU specifically, AB 1154 changed the rule for 2026: if the JADU has its own bathroom, owner-occupancy is no longer required. It only still applies when the JADU shares sanitation with the main house.

How fast will Sherman Oaks approve my ADU permit?

Faster than before, on paper. Per the state’s 2026 rules, the city must determine your application complete within 15 days or it is automatically deemed complete. That covers the completeness check only, not full plan approval, but it closes off the open-ended stalling some homeowners dealt with in prior years.

Will an ADU raise my Sherman Oaks home’s resale value?

Often, if it is permitted, well-built, and sized appropriately for the lot. Buyers pay for legal rental income and functional guest space, not for square footage alone. Get a read on your specific property before you build, since the wrong size or finish level for your block can cost more than it returns.
